Hays are looking for an experienced sheltered housing professional to join our clients team. You will be responsible for ensuring the promotion of independent living and a high-quality support service to residents. Prior experience working within a sheltered housing scheme for older people, or similar, is essential for this role as is the ability to effectively communicate with older people, an understanding of health and safety, safeguarding and preferably a good knowledge of welfare benefits.
Your new role
To proactively ensure the provision of consistently high-quality resident-centered services taking a lead role within the service. Promote autonomy and choice and facilitate independent living by working with residents, empowering them to age in place and remain active and engaged in the Bencurtis Park Sheltered Housing and the wider community. To ensure that issues which may impact the health and wellbeing of residents are identified and addressed through the involvement of the resident, their family and health and social care professionals. To ensure that the Bencurtis Park residential community is a safe, welcoming, inclusive and positive environment in which older people can maintain their homes for as long as they wish and are able to.
* Ensure regular visits to all residents and maintain a system of daily contact via warden call system and in person.
* Ensure an efficient response to all emergency calls for help and co-ordinate the appropriate services as and when individual needs require it;
* Directly participate in daily resident contact and follow-up support
* Take a proactive and lead role on all safeguarding issues
* Act as first line supervisor to a small team of Wardens and Bank Sta
* Conduct 1:1 Meetings with Wardens, supporting them in their roles and identifying areas for professional development
* Conduct independent living assessments and formulate associated person-centred plans in relation to tenancy sustainment, care and support needs, personal emergency evacuation plans and contact. Monitor & review annually or more frequently as necessary.
* Actively promote involvement in resident social, educational and health & wellbeing promotional activities, based on the needs.
* Work collaboratively with the Sheltered Housing Officer to plan and implement resident support plans.
Work cooperatively with the Sheltered Housing Officer in relation to core housing management activities as follows; Allocations, Lettings & Voids
* Support the Housing Officer in routine allocations, lettings and void management activities to include home visits to housing and bungalow applicants, welcome and settling in meetings.
* Conduct pre-tenancy risk assessments;
* Facilitate a smooth transition for new residents moving and settling in and integration into Bencurtis Park community;
* Liaise with Housing Officer in relation to imminent voids and internal transfers;
* Facilitate pre-void meetings with outgoing resident or their family as applicable.
* Facilitate accompanied property viewings with prospective residents as required;
Rents & Service Charges
* Assist with the delivery and communication of rent increase notices and statements;
* Provide practical advice and support in relation to payment of rent and service charges and related welfare benefits.
Repairs & Maintenance
* Ensure all identified repairs are reported to the Maintenance Team
* Liaise with residents in relation to access as necessary.
Tenancy
* Inform residents of their tenancy/leasehold rights and obligations as appropriate.
* Proactively address incidents of neighbour disputes, anti-social behaviour, illegal occupation or other tenancy breaches.
What you\'ll need to succeed
* Minimum of 3 years' experience working in older person's services in a comparable role
* Good IT Skills – Microsoft Office & Housing Management Systems
* Ability to effectively advocate for older people
* Experience of first line staff management, development and retention in a housing /care setting
* Knowledge of social aspects of ageing, welfare benefits, healthcare and other older person's services
